Home Departments Economic Development Housing New Neighborhoods Serrano Summit SERRANO SUMMIT The approved Serrano Summit Residential Community includes the development of six residential neighborhoods, two neighborhood parks, and a private recreation center. The project developer, Lennar Homes, has received approval from the City for a total of 537 units in both detached single-family and attached townhome-condominium configurations. Project Status Environmental Impact Studies/Reports This project is located south of Commercentre Drive, between Biscayne Bay Drive (Serrano Summit Drive) and Indian Ocean Drive (Civic Center Drive). Project Plans The following Serrano Summit project plans were approved by the City Council: Serrano Summit Area Plan (approved February 7, 2012; amended November 1, 2016) (PDF) Tentative Tract Map 17331 (approved February 7, 2012) (PDF) Development Agreement The City Council approved a Development Agreement (DA) with Irvine Ranch Water District (IRWD) (the property owner of the Serrano Summit site at that time), for development of the Serrano Summit project on February 7, 2012. The DA was subsequently amended twice. The current property owner, Lennar Homes, has assumed all rights and obligations corresponding to IRWD under the DA.
